Landlord Electrical Inspection

Every five years, landlords are required to conduct electrical testing of their properties by a qualified professional, such as the electricians at Goodwill. This regulation, implemented in 2020, ensures that the property’s electrical installations are safe for tenants. Failure to comply with this requirement can result in fines of up to £30,000.

Once the testing is completed, you will receive an Electrical Installation Condition Report (EICR) from us, detailing the results and any recommended investigative or remedial work.

About the EICR Report

Once the inspection is completed, you will receive an Electrical Installation Condition Report from us, detailing the outcomes of the inspection as well as any necessary investigative or remedial work. If no investigative or remedial work is needed, landlords are not obligated to take further action.

We will use the following classification codes to indicate whether remedial work must be undertaken:

  • Code 1 (C1): Immediate danger with a risk of injury. The electrician may address any C1 hazards to make them safe before leaving the property.
  • Code 2 (C2): Potential danger that needs attention.
  • Further Investigation (FI): Additional investigation is needed as soon as possible.
  • Code 3 (C3): Improvement is recommended but not mandatory. A report with C3 findings is still considered satisfactory without remedial work.

If any Code 1 (C1) or Code 2 (C2) issues are noted in the report, you will be required to carry out remedial actions. Similarly, if the report lists items under the FI category, the landlord must ensure that further investigations are conducted swiftly.

The Code 3 classification suggests optional improvements to enhance the electrical system’s safety. While landlords are not required to make these upgrades, completing them can be beneficial for overall safety.

It is important to retain your report. You may need to provide a copy to tenants upon their request, submit it to a local authority if needed, or share it with the electrician conducting future inspections and assessments.

What Will We Inspect?

We will conduct a comprehensive inspection of all ‘fixed’ electrical components throughout the property. This includes a thorough examination of various elements such as the wiring systems, socket outlets (commonly referred to as plug sockets), light fittings, the consumer unit (or fuse box), and several other integral parts of the electrical system. In addition to this testing, we will perform a visual inspection of each electrical system to identify any visible issues or concerns.

The inspection will determine whether:

  • Electrical systems are under excessive load.
  • There are risks of electric shocks or potential fire hazards.
  • Any electrical work is faulty or substandard.
  • Proper earthing and bonding are in place—these are essential safety features built into electrical systems to help prevent electric shocks.

What Systems Do We Examine in our Landlord Electrical Testing Service?

During our Electrical Checks For Landlords service, we thoroughly inspect and test a variety of electrical systems within a client’s property. We examine all installations, including wiring systems, light fixtures, switches, and outlets, to ensure they are safe and up to code. Our landlord electrical safety test also checks the fuse box or circuit breaker panel for any signs of wear, damage, or improper wiring. We perform tests on all fixed electrical equipment, such as heaters and hard-wired smoke detectors. Additionally, our landlord electrical safety test will inspect any portable electrical appliances such as microwaves, washing machines, or refrigerators. Each of these elements is evaluated for its safety, functionality, and compliance with local regulations to ensure a safe living environment for tenants.

The Regulations apply only to fixed electrical installations and do not include electrical appliances.

We advise landlords to regularly perform Portable Appliance Testing (PAT) on the electrical appliances they provide to ensure safety. It’s also a good practice to give tenants a record of these tests or any electrical inspections that have been conducted.

Tenants, however, are responsible for ensuring that their personal electrical appliances are safe to use.

Not only does this practice protect tenants from potential hazards like shocks, fires, or even electrocution, but it also safeguards landlords from legal complications.
