Landlord Electrical Testing
In June 2020, the UK government introduced a new law called Electrical Safety Standards in the Private Rented Sector, which requires landlords to ensure their rental properties are electrically safe to house tenants in. Under the new law, landlords must have their rental properties inspected and tested by a qualified electrician at least once every five years. Failure to comply can result in fines of up to £30,000.
Once electricians have checked your property, they will issue an Electrical Installation Condition Report (EICR) detailing the condition of your electrical installations. Landlords must show their tenants a copy of the electrical safety certificate when they move into the property. Additionally, the owner will have to provide a copy of the certificate to the local authorities if they request it. This ensures that the property is safe for tenants to live in and prevents electrical accidents.
